I can't get the nut off to replace the fan housing assembly. Is there something special I need to do?
A:
I am assuming your talking about the nut on the impeller. I had to stick the end of a flat head screwdriver between the nut and the edge of the impeller. then simply turn the impeller counter clock wise and the nut will loosen. they are not super tight but the spin of the impeller locks it together.

Is this a used part or new part?

This is a new part. It also included the impeller blade and 3 washers. It was harder to get the old impeller off than it was to install the new unit.
